Thanks to their equipment-intensive nature, imaging centers have unique infrastructure needs. So an off-the-shelf property lease offered by a medical office broker may not be the wisest choice for a fledgling imaging center practice.

Opening or relocating an imaging center requires a lot more than ordering new stationery and changing the phone listing. For starters, imaging centers need longer-term leases than other medical groups because of the substantial investment needed in electrical, cooling, and shielding systems.

Megan Sherwood recently shared her lease-negotiation strategies at an American Healthcare Radiology Administrators teleconference. Sherwood, who has more than 17 years of experience in medical property leasing, management, and development, offered her advice on the structure and specifics of an imaging center lease.
